Two factors influence the amount of damage: time and volume.

The more time water contacts surfaces, the more damage it does. Even small amounts of water can seep into subfloors and walls.  Water from a water heater can do any of the following:

  • De-laminate composite wood or vinyl

How it can happen

Leaking tank

A leak in the water tank usually causes a major flood. Ruptured water-heater tanks must be replaced. Flooding can cause major water damage, so call SERVPRO of Murrieta at 951-894-4392. We will extract the water and dry the area. Count on us to restore the property.

Drain valve doesn’t close

Plumbers can check the drain valve and replace it if necessary. The valve is at the bottom of the tank, and may be difficult for non-plumbers to access. The repair is nowhere near the horror of a ruptured tank, but it’s probably not a good first DIY project.  Plumbers drain the water heater and the lines, but they don’t restore water-damaged contents.

Leaking Temperature & Pressure valve

That’s another job best left to plumbers. They have to locate the darned thing, then figure out whether the cause of the leaking valve is simple and relatively easy to repair, or gnarly and quite difficult to repair. That’s a common problem, and one that plumbers find easy to diagnose and repair, while non-plumbers find it takes an apprenticeship, strength training, and special tools. Nothing is a cheap fix, but this one is less expensive than the ones listed above. Remember that plumbers repair damaged water heaters, but they don’t remediate damaged property. Leaking water-supply lines 

The most common cause of water-heater leaks is tearing in the flex tubes above the heaters. The fun thing about these leaks is that the lines may be behind insulation and hard to find, where “fun” means “causes people to grind their teeth.” The tubes usually need to be replaced at least once during the life of a water heater, so it’s a good idea to get them checked.
